\n Building is possible under our scheme, but you must have a Certificate of Occupancy (C of O). This requirement cannot be waived. In Abuja, the C of O must come from FCDA. I applied a long time ago but haven\u2019t gotten help. Can you facilitate it, I don\u2019t mind?<\/span>
\n No. You don\u2019t need to pay anyone to help you. What matters is that your documentation is complete and up to date. Delays may be due to issues with your net pay, guarantor, or other requirements. Note: The scheme operates strictly on a first-come, first-served basis. Can you recommend a good developer for me?<\/span>
\n No, we do not recommend developers. Since you and your family will live in the house, you should personally visit estates and choose a developer at your preferred location.<\/p>\n\n

I don\u2019t want a house, I just need the money. Can I apply?<\/span>
\n No. The loan is strictly for housing. Using it for any other purpose is a violation of the law establishing the Board.<\/p>\n\n

Where is your office located?<\/span>
\n 10th\/11th Floors, Block B, Office of the Head of the Civil Service of the Federation, Abuja.<\/p>\n\n

I work at a Federal University. Can I apply?<\/span>
\n Yes. The scheme is open to all federal government employees in Nigeria. Even those working abroad can apply, provided their salaries are paid by the Federal Government of Nigeria.<\/p>\n\n

I work for a state government. Can I also apply?<\/span>
\n No. This scheme is only for federal government employees. State staff should explore their state\u2019s mortgage or housing corporation.<\/p>\n\n

What Laws Govern housing loans?<\/span>
\n FGSHLB was originally established under Decree No. 6 of 1974 and Decree No. 43 of 1977, which were later consolidated in Cap FII of the Laws of the Federation. This legislation formalized the board\u2019s mandate to grant housing loans to federal public servants.<\/p>\n\n

Can loans be inherited or transferred?<\/span>
\n The loan itself cannot be inherited or transferred. When a loan beneficiary dies before liquidating the loan, FGSHLB may foreclose on the mortgage unless the loan beneficiary\u2019s personal representatives (i.e., executors or family administering the estate) make arrangements acceptable to the Board to settle the remaining loan balance.<\/p>\n\n

What happens in the case of default?<\/span>
\n If a federal civil servant retires (or has already retired) without fully repaying the housing loan, the Board has the legal authority to seize (repossess) the mortgage. FGSHLB has begun compiling a list of retired public servants who have defaulted on housing loan repayments.
